Lagos State Commissioner for Physical Planning and Urban Development, Dr. Oluyinka Olumide, has revealed that a staggering eighty percent of the buildings in Ibeju Lekki lack approval.

He disclosed this in an interview recently with newsmen.

He also emphasized that “Anyone traversing that corridor would notice numerous estates designated. Just last Thursday and Friday, myself and the team visited the Ibeju Lekki and Epe axis. Our observations indicated that more than 80% of them are without approval.”

He further explained, “The initial step in the approval process involves obtaining planning information regarding the zones designated for such areas. In this case, we’re dealing with agricultural land, which individuals now purchase from their families. These lands are being sold without consideration for their designated use.”

Dr. Olumide outlined the subsequent steps, stating, “The next step is obtaining a fencing permit. If unaware of the area’s zoning before obtaining the fencing permission, individuals would ascertain its current designation. Following this, there’s often significant investment in the land.”

He stressed that receiving a layout permit for a purpose not intended or zoned is not feasible. “Despite these regulations, advertising persists. Some individuals even showcase the sizes they aim to market,” Dr. Olumide added. “Consider someone uninformed attempting to transfer money from abroad. Ultimately, without approval, permits will not be granted, even if they possess the assignment and survey documents.”

Dr. Olumide therefore, emphasized the importance of adhering to zoning regulations and obtaining proper approvals to avoid legal complications and ensure responsible urban development.
